How much does a house extension cost in London?

Costs depend on the extension type, size and specification. A single storey rear extension in London typically costs between £50,000 and £80,000. Side return extensions range from £35,000 to £55,000. Wrap around extensions usually cost between £60,000 and £100,000. Double storey extensions start from around £80,000. We carry out a free on-site survey and provide a detailed fixed-price quotation so you know the full cost before work starts.

Do I need planning permission for a house extension?

Many single storey rear extensions fall within permitted development rights. Detached houses can extend up to 4 metres to the rear without planning permission, and terraced or semi-detached properties up to 3 metres. However, properties in conservation areas, those with Article 4 directions, and most double storey extensions will require a full planning application. We check the rules for your specific property and borough and handle all planning submissions as part of our service.

How long does a house extension take to build?

A single storey rear extension typically takes 10 to 14 weeks on site. Wrap around extensions take 12 to 16 weeks. Double storey extensions usually take 16 to 20 weeks. The full project timeline including design, approvals and construction is typically 4 to 7 months from initial consultation to completion.

Can I stay in my house during the extension build?

In most cases, yes. We plan the build sequence to keep disruption to a minimum. The kitchen is usually the last area affected, and there may be a few days when services are disconnected during the knock-through. We discuss the build programme with you in advance and work around your household’s routine wherever we can.

What type of extension is best for a Victorian terraced house?

For Victorian terraces, a side return extension is the most common starting point — it fills in the narrow passage alongside the kitchen and widens the ground floor without reducing garden space. Many homeowners then combine this with a rear extension to create a wrap around, which produces the largest open-plan ground floor area possible. We assess your property during the free survey and recommend the best option for your site, budget and requirements.

What areas do you cover for house extensions?
